This pic is part of a large dual condo project on English Bay. . .I built new kitchen and bathroom walls and several new suspended drywall ceilings using mostly 25 guage 1 5/8th and 2 �" stud and track (some CONCRETE DRILLING or at least HILTI SHOTGUN pins REQUIRED). . .All the remaining popcorn ceilings were RESTORED to a SMOOTH, NEW AND BETTER FINISH. . . ================================================================================================================= =============
Roxall SOUND PROOF INSULATION was installed above the new t-bar ceiling in this Maple Ridge basement; framed in wood (steel for bulkheads), then drywalled and finished (thermal insulation and vapour barrier included/electrical installed by an associate/journeyman TICKETED electrician). . . This is NOT a serious sound-proofing effort but it will still make a GOOD CONTRIBUTION toward NOISE SUPPRESSION between the two floors in this house. THERE ARE "SEVERAL" AVENUES ONE CAN TRAVEL FOR A HIGHER DEGREE OF SOUND-PROOFING. In this particular case, the open staircase and the (in ceiling) heating vents are difficult obstacles to overcome. . . The t-bar here is a standard 2' x 4' grid that is quite common (non-directional tiles, $5 or $6 each). . . Because this is a single family dwelling, a "FIRE-RATING" and "FIRE-SEPARATION" was not required (by code) between this ceiling and the floor above. And nothing in this construction process had effect on any "STRUCTURAL" elements of the house. Building Permits were NOT required. And the owner has probably INCREASED HIS PROPERTY VALUE by 5 or even 20%!---------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- A "LEGAL suite": THEN YOU WILL NEED TO SATISFY YOUR BUILDING INSPECTOR AND HIS/HER SAFETY CONCERNS IN YOUR MUNICIPALITY. Drawings/Plans and Permits will be required. AND HE WILL LOOK FOR ANY OTHER ISSUES THAT DO NOT CONFORM TO THE BUILDING CODE. THOSE CODES ARE IN PLACE FOR GOOD REASONS! And FOR YOUR OWN COMFORT, you should pay attention to "some degree" of noise suppression. YOU DON'T HAVE TO EMPTY THE BANK ACCOUNT, BUT YOU WILL EASILY INCREASE YOUR EQUITY BY PROBABLY 5 OR EVEN 15%! ! ! =================================================================================================== I CAN DRAFT A LAYOUT/FRAMING PLAN AND APPLY FOR YOUR PERMIT. I installed and finished the SUSPENDED DRYWALL CEILING (among other things) in the kitchen and bar area of "Grapes Bar and Grill" on the White Rock beach 3 or 4 years ago. . . It is steel framing and a one hour fire-rating was specified (one layer 5/8" type X drywall). Above the bar, I remember building a 4' or 5' wall down from the ceiling above. So, the suspended ceiling is secured to perimeter walls on all 4 sides, and therefore, I don't believe I needed to install any extra support for SEISMIC RELIEF, but the ceiling is, regardless, supported with 12 guage hanger wires from the concrete deck/ceiling above for every 12 sq. ft or better. --------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- IF YOU WANT A SOUND STUDIO OR HOME THEATRE BUILT, THEN, I WILL PROBABLY WANT TO SEE A DETAILED PLAN/BLUEPRINT. I layed out and built a studio with 1 �" thick quiet rock in North Vancouver in '06 and it was no small affair!!! IT WAS "PART OF A SHOWROOM" I BUILT FOR A "HIGH-TECH HOME AUTOMATION" SUPPLIER CALLED "SMARTHOME" (ON FELL AVENUE ACROSS THE STREET FROM THE NORTHSHORE AUTOMALL)!----------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- I've worked on several "SEISMIC UPGRADES" in lower mainland schools over the years and there the engineers have specified a nasty drywall product called 'sheer board'. . . For SOUND-PROOFING ISSUES, there is an EXPENSIVE product called "QUIET ROCK" and the INSTALLATION EXPENSES for this product can be CONSIDERABLE as it is, like the sheer board, VERY DIFFICULT TO WORK WITH. Quiet rock comes in a 5/8" thickness or even a 1 �" thickness with a SHEET OF LEAD IN THE MIDDLE OF IT. But, for the average guy or gal who isn't expecting a 500 decibel rock band in his or her basement, there are other EASIER and LESS COSTLY means to suppress noise. ======================================================================================================================================================================================
This HOME in Delta had ugly, old textured ceilings throughout. They are smooth and NEW now with new pot lights added (electrical done by an associate/journeyman TICKETED electrician). . . The walls had deficiencies EVERYWHERE. . . BUT NO MORE! ! ! The space you see for the new gas fireplace was originally a big and ugly wood-burning fireplace. Strictly cosmetic/No permit required here for the work we did. . . However, the gas fireplace installation is an issue that requires a CERTIFIED gas-fitter (supplied by the people Kathleen bought the new fireplace from). Kathleen IS HAPPY TO SHOW OFF HER NEWLY REMODELLED HOME these days! And she has very likely INCREASED THE VALUE OF HER HOME by 10 or even 20%! ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------"TEXTURED CEILING RESTORATIONS": Damaged texture ceilings need to be viewed and treated individually... Their SOLUTIONS FOR A "NEW FINISH" can vary according to a number of factors, AND ALMOST ALWAYS, the CORRECT SOLUTION is MORE INVOLVED AND COSTLY than MOST people really understand or care to know! "VERY RARELY" WILL I DO A TEXTURE "BLEND"!------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- I install baseboard and most other trim work and I am connected with several FINE CARPENTERS who I call on occasionally for crown molding and some other woodwork. ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------ For tub and shower enclosures, Cement board, while more costly, is fairly standard these days for preventing MOISTURE and MOULD from getting INSIDE the walls. The old style aqua board/green board is cheaper and does an "only ok" job. There are OTHER EFFECTIVE DRYWALL PRODUCTS like DENSHEILD and HARDY BOARD which are midway between the forementioned products in terms of cost and are RELETIVELY EASY to work with. I prefer these products. . . ===================================================================================================
Several years ago I had a client, Marcus on 4th Avenue in Kitsilano, who really had a thing for ARCHES AND RADIAL WALLS in his basement. . . Marcus also went the extra distance and sound-proofed and fire-rated all his ceilings. . . And then there are those clients who find T-Bar ceilings to be quite adequate and desirable for their basement "UP!GRADES"! ! ! ===================================================================================================================================================================================================================================================================== I HAVE BEEN WORKING IN THE FRAMING (mainly interior steel and wood) AND DRYWALL TRADES/SKILLS FOR 30 YEARS. I'VE ALSO STUDIED THESE TRADES/SKILLS FROM THE PERSPECTIVE OF THE B.C.I.T. LATHER'S PROGRAM (a little Kwantlen College too). . . WHILE I PREFER COMMERCIAL/INDUSTRIAL PROJECTS, I WILL ACCEPT RESIDENTIAL RENO/REMODEL PROJECTS AS WELL. IT IS "ALWAYS" MY INTENTION TO PROVIDE A QUALITY SERVICE FOR A FAIR PRICE AND TO CONDUCT MYSELF AND MY BUSINESS AFFAIRS IN A MATURE AND "CONSCIENTIOUS" FASHION (still working on perfection!!!).
